Private property, no fences, its own recreation area, a picturesque hilly landscape - all you need for a comfortable suburban life of people united by the common idea of living in harmony with themselves and nature.
The main idea of the project lies around the creation of a compact residential township within an hour's drive from the capital of Mongolia. The houses in the township are designed for young families with different levels of needs: two, three, four living rooms. Each family will be able to find a house that meet expectations.
When designing the township it is important to consider the factor of privacy, which, in this case, is achieved by placing the houses in relation to each other and in this case the topography helps us. Therefore, in the general plan, we placed the houses at a certain distance to preserve the visual characteristics, while we oriented each house taking into account the direction of the relief and view axes.
Because the slope itself faces south, southeast facing, we've planted the homes on lots so that each one interacts with incredible views of the hills, mountains and sun.

The difficult terrain of the site is a characteristic feature of our township, which we paid special attention to. Since in the architecture there is a lot of panoramic glazing, it was extremely important to place our houses on a slope so that from the windows there is a view of the beautiful landscape and vegetation. At the same time the transport links must ensure maximum comfort for the residents.
Due to the small size of the territory, we have developed two types of streets: the central road and the roads along the turning points with width of 6m and 4m respectively. They are separated by specially arranged landscaped islands, which perform noise-insulating, aesthetic and ecological functions.
One of the most important inputs for this project was Mongolia's extreme continental climate: very hot summers and very cold winters. So, the issue of overheating here is as acute as that of freezing. This factor was taken into account in the formation of the architectural image and the choice of the appropriate structural systems. As a result, we have developed 3 types of houses, which differ not only in total area and number of rooms, but also in the way they interact with the terrain.
As part of the overall concept, we have chosen the most laconic and clear materials so as not to disturb the existing context, but rather to dissolve the architecture in it.
The main material of the project is concrete: calm, reliable, merging with the rocks. We also use wood, a warm, natural material through which it is pleasant to interact with the architecture in the most tactile areas: terraces and entryways. The anthracite metal in this case acts as a backdrop and helps to create a more expressive architectural image.
In the design of townships a special place takes the calculation of technical and economic indicators. Forming the balance of the territory, we conditionally divide the site in the percentage ratio according to its functional filling and further compile several options for economic models for customers and potential investors.

A distinctive feature of this type of house is the arrangement of all the rooms on one storey, as well as the location of the entrance to the house from the rear façade, while the front of the house overhangs the topography. We have oriented all the living spaces in the direction of prospective views, which open up through a continuum of panoramic glazing.

In order to prevent freezing, we put the house on piles, and on hot summer days, slight extensions around the perimeter will protect the house from overheating. So, thanks to the peculiarities of the climate, we formed an expressive architectural image
In this house, unlike the first type of houses, there are already 2 levels, which are represented by two blocks: the residential and the housekeeping one. The living block is elevated above the level of the street and neighboring houses, allowing you to observe the surrounding scenery from all the main rooms of the house.

We have designed overhangs around the perimeter of the common area, which cover the terrace and block the direct sunlight in summer. The primary bedroom is covered by front shutters, which you can open and enjoy the view.
The houses of this type differ from the first two in that the first floor has acquired a residential function. In addition to the standard garage and entrance area, it also houses a bedroom with its own bathroom and an office. The entrance and entry to the house is performed through the lower floor, so the living space on the second floor acquires maximum viewing capacity.

The house also has extensive overhangs around the perimeter of all the living areas, which protect the rooms from overheating in the summer and let the rays in for extra heating in winter when the sun is lower.
