Park Neighborhoods is a project in which we give brand-new development the diversity inherent in mature historic cities, but we do it by modern means and in futuristic contact with nature.

The project began with the delightful wording of our client's assignment: "You and I need to create a diverse environment that helps all residents and even guests develop. That's a lot to hear from an experienced developer.


All sections of the project, from the concept of the master plan to the details of the facades of the houses, are subject to the complex and important task of creating a residential environment that could match the diversity of the historic cities.

Analysisstage

The beginning of the design of any urban development project begins with the analysis of introductory geographical and economic data. Our site is located south of Lipetsk, behind a district road, and bounded on the west by a federal highway and an adjoining cottage community.

Territory

The peculiarity of the territory for the implementation of a complex, diverse environment with intuitive navigation, which was also a real challenge for us, was the fact that the territory is literally a field - completely flat, without significant relief, preserved forest and other familiar to the planner "generators of diversity".

Input data

The site is divided into two unequal polygons by a thin junction. The larger of the polygons is cut in two by a powerful power line, which we have creatively included in the logic of the master plan so that it does not interfere, but also works for the overall objective of the project.

To the south, the area is adjacent to ponds located in a picturesque ravine; there is also a natural pond in the northwest corner of the site near the intersection of roads.

Careful immersion in these features, which seem to be constraints rather than sources of creativity, allowed us to create the concept of a truly diverse urban environment.

Planning concept

A detailed analysis of the input data reveals a number of design problems, which we find an answer through the formation of the planning concept, which consists of 4 steps:

  1. We used a cross of linear park and boulevard to break up the huge site into 5 compact blocks - and gave everyone access to nature and public spaces
  1. We oriented each peak of the cross to a specific area: a community and business center, a school, ponds with a natural forest, a specially preserved old water tower - and thus set the coordinates in space
  1. We invented for each of the 5 blocks its own planning and composition principle which gives a variety to the general appearance of the settlement and helps to achieve the required diversity in density and silhouette for comfortable and business-class housing
  1. Created from scratch whole constructor of townhouses from rational, but not deprived of the originality of the plans, silhouettes, details of decoration, which together allow you to create a recognizable building with the original silhouette. All decisions are made with economic feasibility in mind

The most difficult thing when working with diversity is to hold a kind of ladder of scales and contrasts, so that diversity does not descend into chaos, but remains on that thin line between orderliness and beauty, creativity and uniqueness of individual elements. The infrastructure that we developed, which reflects the logic of scales, unities, and contrasts, made it possible to maintain this balance.

Layout of driveways and parking lots

Transportation links are built so that the block is free of cars inside (only the driveways to the business class areas are preserved). Parking lots are located along the perimeter of the block, taking into account the distance of comfortable pedestrian accessibility.

The scheme of pedestrian transits

Pedestrian transitions are defined by the convenience and scenic beauty of the movement. They form a park-like axis, boulevards, and paved pedestrian streets of the European type.

Recreation area

The park is formed as a link between the most urbanized and the most natural parts of the site. It gathers around itself basic services, commercial space, and shoring services.

Shear nodes are positioned to further facilitate movement within the block for residents after they leave their car in the parking lot.

Social and commercial functions

Leisure functions are concentrated in the children's institutions (in the evening) and in the sports complex adjacent to the ponds.
Commercial functions gravitate to the outer perimeter of the neighborhood.

Availability of kindergartens

Kindergartens are located within walking distance, and there are two types of access radius:
small - 300 m
large - 500 m


Balance territory

At the moment when the foundation for the infrastructure system is already laid, we naturally move on to the stage of formation of technical and economic indicators and the balance of the territory. This is the stage where conceptual planning ideas are transformed into quantitative indicators.

Here we worked from the general to the particular. In the beginning we form a balance of the entire site, then we distribute the functions in each of the 5 blocks, and the next stage - the development of the master plan.

Master Plansite

A project of this scale requires the formation of an appropriate planning system, where the elements are in a clear and understandable relationship with each other. We have identified three main levels of planning development.

The system of planning structure

Levels:

  1. large-scale sectioning of the site into five blocks and the formation of their infrastructure
  2. creation of transport infrastructure, detailed study of all its elements
  3. transition from the urban to human scale, the formation of the rhythm of development and landscape and recreational facilities

Moving on to the next sub-level of the master plan, we are already looking at the planning structure of each quarter separately. Here, as in the overall volume, everything is worked out in detail - from the architectural appearance to the arrangement of roads.

Typology of houses

To create a variety of facades and silhouettes, we took into account both the traditions of the past and modern construction methods, treating the houses like a constructor.

For the first quarter, we developed seven layouts, each with one or two silhouettes - with a sharp single-pitch roof and with a gentle slope that merges with the neighboring houses.

The constructor of townhouses allows us to control the silhouette of the street, creating smooth background volumes and series of sharp roofs - vertical dominants. Thus, if the navigation when approaching "their" street is achieved by alternating streets, boulevards, parks and public squares - the intuitive orientation on "their" street is provided by a recognizable silhouette.

Design code

The next layer of the "designer" is the range of materials. For each neighborhood, we choose a small and carefully considered range of materials that bring the project closer to contemporary Scandinavian and Scottish developments.

Some of these materials resonate with neighboring neighborhoods, creating unity, and some are unique to the neighborhood, distinguishing it from others.

Improvement of territory

An important part of designing a comfortable environment is the work of landscaping and beautification, aimed at restoring strength and developing the potential of those who live there.

PARK DISTRICTS

Together with the studio Ludi architects, we reflected in the landscaping all the significant themes of the project - from the large-scale linear parks that separate and unite the blocks through the variety of solutions applied to each block and distinguish them from each other, to the tactility of the plants and landscaping elements that enable us to engage and stimulate those areas of the brain that are hardly stimulated by everyday life or the urban environment in familiar neighborhoods: the areas responsible for curiosity, empathy and creative thinking.
