VYSOKOVOLTNY is a large-scale project in Ryazan where not only square footage matters, but also the rhythm of urban life formed around it.

Key project objectives:

  • Forming a block structure with three levels of spatial accessibility: private, semi-private, public;
  • Deconstructing sections and creating an independent pedestrian framework, not directly tied to the street grid;
  • Developing diverse residential construction, allowing phased implementation;
  • Integrating commercial premises into the block structure;
  • Establishing connections with adjacent territories: park, city center, existing public and educational buildings.

Site Master Plan

The design area has several constraints: existing road network, nearby high-voltage power line. Additional conditions include insolation requirements and the client’s brief, which calls for over 200,000 m² of built area with a maximum height of 28 storeys.

Transit flows are diverted to inter-block zones, while the system of green spaces, local squares, and recreation areas creates a comfortable environment for residents and visitors.

Site Concept

When designing the residential complex, it was crucial for us to create a distinctive environment that is visually striking and memorable at first glance.

The composition is based on diversity of typologies and scales, and on the contrast between linear perimeter development and accentual point volumes.

Terraced towers, arches, and façade articulation generate rhythm, while distinctive architectural devices fill the space with dynamism and individuality.

Thus, an urban structure emerges — where every element contributes to a sense of comfort and balance.

Project Development

During design, the team focused on creating a thoughtful and flexible urban structure. Blocks were shaped considering site constraints to maintain balance between density and residential comfort.

Site Analysis

The constraints-and-opportunities diagram shows how the complex naturally integrates into the urban fabric, establishing new movement axes and balancing linear and accentual development. We see the project not as a standalone object, but as an element that forms new connections and scenarios for urban life.

Development of volumetric-spatial solution options

Concept 1 — "Blocks on High-Voltage Street"

The site is divided into separate blocks, creating three spatial accessibility levels: private (block courtyard), semi-private (inter-block spaces, neighborhood centers), and public (communal areas open to all city residents). The block concept accounts for phased implementation and existing links to adjacent plots, with transit flows routed through inter-block zones.

Development of volumetric-spatial solution options

Concept 2 — "Mushrooms with Eyes"

The site perimeter is developed with sectional residential buildings of varying height, forming a dynamic silhouette and green terraces on rooftops. The interior contains a large landscaped courtyard-garden, from which residential towers “grow” upward.

Development of vehicular and bicycle traffic scheme

The new blocks are seamlessly integrated into the existing transport framework. Public transport runs along High-Voltage, Vesennaya, and Shevchenko Streets, ensuring convenient connections with the city.

The project includes a developed bicycle network along main streets and between blocks — linking Novopavlovskaya Grove with the green boulevard on High-Voltage Street. Residential blocks are serviced from the perimeter, keeping inner courtyards car-free to ensure safety and comfort.

Development of greenery and pedestrian flow scheme

A network of green routes is planned, linking residential blocks with main recreation areas: Novopavlovskaya Grove, university, and the prospective boulevard along High-Voltage Street. The green framework unites key public spaces. Existing trees in inter-block zones and along Vesennaya Street are preserved. Novopavlovskaya Grove is envisioned as the primary leisure area for residents.

Creating the complex’s visual identity

The residential complex’s façades are built on rhythm and scale play. We combined different typologies and compositions — from strict, regular to free-flowing, naturally dynamic.

Portals and arches unify the building front, while terraced towers shape a distinctive silhouette visible from various points across the city.

Fibercement and metal in natural tones create a soft palette, while varied window openings add liveliness and character to each façade fragment.
