
The philosophy of Over the Rocks is built on a dialogue with nature. The landscape inspired architectural solutions, and the concept combines modern comfort with respect for the terrain.
The architectural silhouette is inspired by the image of the mountain range: asymmetrical forms, broken facets, and variability of volumes reflect the natural energy and rhythm of the mountains. We seem to continue the line of the mountain — architecture begins in the complex and visually merges into the natural landscape.
The main conceptual idea is to live in harmony with the terrain and heights, where architecture does not oppose nature but becomes its continuation.

There are 26 houses on the territory, developed in 13 individual architectural solutions. Their differences in the number of floors, shapes, and types of housing create a dynamic and elegant ensemble.

The entrance group is designed at two levels to simultaneously maintain the identity of the city and define the unique character of the residential complex.
Thus, the entrance group serves as a transition from the urban fabric to our architecture — from traditional to modern.
We created private courtyards where terraces and windows face inward. The architecture protects against external noise and opens up a calm, green space for living. The construction is designed with varying numbers of floors: from three floors at the entrance to five — deep inside the territory. This approach creates a smooth transition and makes the environment more harmonious and convenient for living. Each courtyard includes both sports fields and quiet relaxation zones. For residents' convenience, a separate parking lot is designed in each section.
To ensure comfort in the buildings, sun protection is used: external shutters are installed on the southern side of the facades. This solution works more effectively than internal curtains: elements outside absorb and block solar heat before it enters the room. This helps maintain an optimal microclimate and reduces overheating.
They form a living environment where urban comfort is combined with the privacy of a country house.
Each house has spacious terraces around the perimeter at 360° — with greenery both on the terraces themselves and in the surroundings. This creates a sense of seclusion even in the center of the complex. The buildings are four stories high. On the upper levels, penthouses with panoramic glazing and sun-protective metal canopies are located.
Located in sectional construction and offers apartments for short- and long-term rent. Its accent architecture made of red brick makes the building easily recognizable as a landmark within the complex.
In Over the Rocks, the landscape and architecture form a single environment. Technical solutions here are unobtrusive and become part of the overall harmony: the arik with water, collecting rainwater, is transformed into a decorative element emphasizing the ecological nature of the space. Underground parking lots are hidden in the center of the sectional quarters, while quiet relaxation zones, small platforms, and light landscaping are organized on the surface.

The heart of the complex becomes the main green artery — a pedestrian street that connects all quarters and forms a natural route for walks. It sets the rhythm of landscaping, linking private courtyards, residential sections, and public spaces into a single composition.
Greenery is not a decoration but the main tool for creating an atmosphere. In urban villas, it frames the architecture, creates privacy, and turns courtyards into cozy, almost intimate gardens where you feel at home, remaining in the heart of the complex.
