Our goal in this project was to create a bright and non-trivial point of attraction - a large hotel and recreational complex with the widest possible functionality, which will be perceived by residents and visitors through sensations and emotions.

Genius of the place and clear technical assignment

The ideology, philosophy and structure of the project were built around two fundamental factors:

  • genius of the place in the form of an incredibly picturesque location of green hills stretching to the foot of Mount Kosmay
  • a clearly formulated task from the client for a hotel project consisting of two buildings with a landscaped adjacent territory, various recreational functions and rental houses

Evaluation of the territory

In order to evaluate the features of the site and its view accents, we organize an architect's visit to the site. Then, based on the photos and videos taken, we highlight the advantages and disadvantages of the territory, and also form a positioning strategy.

Advantages of the area:

  • Beautiful hilly landscape
  • Proximity to Mount Kosmay
  • Large plot without obvious close proximity
  • Road connections
  • Absence of view barriers

Weaknesses of the area*:

  • Underdeveloped tourism and lack of entertainment facilities

We also studied the geography of the site: the location of the facility, its distance from transit routes, radii relative to the capital and the airport, as well as the surrounding competition. All these are key factors necessary for creating a successful project.

General plan of the site

Zoning and placement of the complex on the territory was determined by the non-parallelism of the site boundaries and landscape isolines. In this regard, in order to minimize excavation work, we deployed the entire complex along the landscape.

Between the upper and lower points of the site, we created a single visual axis that runs through the entire complex

This axis greets the visitor in the lobby area, continues through the restaurant space and descends down along a cascade system with the help of terracing and an artificially created reservoir, closing in on a beautiful perspective of the nearby green hills.

Architectural concept

We sought to create the hotel building in such a way that it would be difficult to evaluate it at once, so that it would be desirable to explore and understand it. Therefore, the architectural complex is a system of buildings that are located on a kind of stylobate and spread down along the relief of the site.

In the finishing we actively use natural wood, which together with the principle of galleries and a cascading system of reservoirs connect the buildings both with each other and with the surroundings into a single whole.

An effective solution in the restaurant building is the pylons, which are located on the levitating console terrace above the pool and which shield those relaxing on the terrace from prying eyes.


Multi-scenario as a liquidity factor

Thinking through the functional content of the complex together with the customer, we identified several possible scenarios for its use:

Scenario 1

Directly by hotel guests and tourists who, renting a room there, can use all the functions of the complex

 

Scenario 2

Residents of a nearby cottage village who can come to the restaurant, rent a terrace for events or use sports grounds

 

Scenario 3

Third-party visitors who can come to the fitness center, spa, rent conference rooms for meetings, etc.

 

Thus Thus, we have provided for a fairly broad diversification of the target audience, which makes the complex highly liquid for investors.
