"White Tower" is a modern residential area in the suburbs of Tbilisi, created at the intersection of nature, architecture and community. This is a new format of life, combining ecology, social sustainability and local identity. An abandoned field is transformed into a picturesque residential area of 153 plots, where each house is surrounded by parks and green corridors.
The project covers 37 hectares and is divided into 13 clusters, each with its own identity. The central part is reserved for the social center - a place for meetings, cultural events and unification of residents.
153 plots (from 1000 to 2100 m²) overlook large parks (11 hectares), where there are places for active and quiet recreation.
From monotonous suburbs to vibrant communities, from dependence to autonomy, from isolation to community.
The architecture is inspired by traditional villages with natural materials and adaptive forms, minimalism, attention to context and respect for the identity of the place.
The social center will be the heart of the area - with playgrounds, cafes, workshops and common areas. It will bring together residents of different ages and interests.
The core of the village is a local community center, which houses a small sports center with a swimming pool, a clubhouse with co-working, a cafe where they cook from greenhouse-grown fruits, a workshop, an open space for events, and a children's room. The administration is also located here.
The central location of this zone makes it equally accessible to everyone.
A parallel network of pedestrian paths runs through the landscape and encircles residential areas and public facilities, thus connecting them. For the convenience of movement, the priority was the formation of horizontal directions that could serve as a personal pedestrian axis of individual clusters.
It is also proposed to create canopy walkways that will allow guests and residents to enjoy walks among the treetops and picturesque natural views.
The adopted scheme provides for the formation of dead-end passages. This decision is dictated by the features of the relief, the size of the clusters and the economy of zones under the transport infrastructure. It is proposed to form dead ends of several types, which will depend on the type of cluster.
This example shows a driveway space that ends with a turning area-garden, in which it is possible to place a local reservoir. In combination with the proposal to organize driveways and refuse to build fences along driveways, this solution creates a cozy street space.
The cores of residential clusters are parks, which serve as recreational areas for residents, as well as "water-green sponges" that absorb and dilute surface water flows. This prevents flooding of residential areas down the slope. The linear formation of parks allows for partial mitigation of the impact of mountainous terrain. Each park has both a basic set of contents for all, as well as its own theme and functionality, thereby stimulating residents to move along the landscaped ravines of seasonal rivers between parks
Each park reflects the features of its territory in terms of landscape, vegetation and architecture.
The parks have an additional reforestation program that will improve biodiversity, create buffer zones for rainwater and form green boundaries between residential areas.
Sports clusters include mini-football, basketball and tennis courts, as well as a seasonal swimming pool. Each cluster is surrounded by green areas for recreation.
The functions of sports grounds may vary depending on the location of residential areas.
Natural barriers become public spaces. Water drainage and recreation operate as a single system. The cluster approach is a response to the challenging terrain and an opportunity to create a close-knit, sustainable community.
The White Tower is more than just a residential area. It is an environment where architecture, nature and people form a single, living structure.
